Job Title: Property Manager

Job Summary: We are seeking an experienced Property Manager to oversee the marketing and rental collection for a portfolio of properties. The successful candidate will have a proven track record of successfully managing rental properties, including marketing vacancies, screening tenants, and collecting rent.

Responsibilities:

• Create and implement marketing strategies to promote vacancies, including online advertising, flyers, and social media.
• Screen and approve rental applications based on established criteria.
• Coordinate move-in and move-out procedures, including conducting move-in inspections and arranging for repairs or cleaning services.
• Collect rent payments and security deposits, process late fees, and enforce lease terms and conditions.
• Maintain accurate and up-to-date records of rental income, expenses, and tenant information.
• Ensure compliance with all applicable federal, state, and local laws and regulations.
• Respond to tenant inquiries and complaints promptly and professionally.
• Manage property maintenance and repairs, including scheduling and overseeing vendor services.
• Monitor property performance and recommend adjustments to rental rates, marketing strategies, and tenant policies.
• Develop and maintain positive relationships with tenants, property owners, and vendors.

Requirements:

• Proven experience in property management, preferably with a focus on rental marketing and rental collection.
• Thorough understanding of federal, state, and local landlord-tenant laws and regulations.
• Strong marketing skills and experience with online advertising and social media.
• Excellent interpersonal, communication, and customer service skills.
• Ability to work independently and manage multiple tasks simultaneously.
• Proficient in property management software and other relevant software.
• Detail-oriented with excellent record-keeping and financial management skills.
• Ability to resolve conflicts and negotiate effectively.
• High level of professionalism and ethical standards.

Education and Experience:

• High School Diploma or equivalent.
• Bachelor’s degree in Business Administration, Real Estate, or related field preferred.
• 3+ years of experience in property management, preferably with a focus on rental marketing and rental collection.
